Job Description


Roles and Responsibilities

● Construction Execution

• Support the Campus Construction Manager and the Construction Project Manager(s) during the construction of the multi-phased data center project at the assigned geographical location(s).

• Monitor and control budgetary spending and billings as well as assist with the development of capital project budgets and forecasts.

• Review and negotiate with the contractors and vendors all change orders, cost savings strategies from estimate development to final price approvals.

• Ensures prompt, accurate and consistent reporting from contractors to the Construction Manager, regarding quality, safety, productivity, cost and schedule, etc.

• When requested, consolidates reports into a summary construction management report

• Develops key contacts within constructor organizations to better understand job status

• Review applicable engineer drawings and provides comments back to the Construction Manager(s).

• Work closely with the Procurement Department on equipment procurements, deliveries, storage, startup, trouble shooting, and support warranty work as needed.

• Attend model reviews as required

o Assists the Construction Manager in developing the project lessons learned

o Facilitates the Constructability Review process on projects

o Facilitates and leads construction kick-off meetings

o Facilitates construction meetings (daily, weekly, monthly) where the meeting frequency is determined with input from the Construction Manager

o Addresses contractor performance issues

o Identifies and coordinates data center resources, with input from Construction Manager , that are required to support construction

o Facilitates the Change Management process within execution including rev control, organizing walk-throughs, etc.

o Ensures adequate direct construction management oversight is provided and provides a resource plan and costs to the Project Manager

o Reviews project Change Orders to ensure cost and schedule impacts have been properly addressed

o Ensures as-builts drawings are prepared by contractors

o Monitors and ensures Meta and contactor equipment management plans are implemented

o Ensures systems and procedures are in place to provide security and quality of purchased equipment

o Reviews and obtains security access requests for movement of contractor personnel, materials, and equipment

o Facilitates interaction between contractor’s and Meta QA/QC

o Ensures contractors have approved CMOPs for the work they will perform

o Ensures contractors are adhering to Meta CMOP requirements

o Ensures contractors respond to quality issues and action items

o Monitors contractors to ensure compliance with approved QA/QC plans

o Ensures contactors collect and report on required quality metrics

o Participates in estimate reviews

o Understands construction contractor estimating and scheduling capabilities

o Understands each constructor’s contractual terms

o Checks each contractor’s invoice for accuracy and completeness

o Monitors contactor’s headcount and approves contractor’s timesheets

o Communicates overtime work plan and justification to the Construction Manager and Project Controls Lead

o Monitors and approves contractor’s overtime requests

o Understands the project and construction cost estimates for individual constructors and monitors cost when applicable

o Monitors contractor productivity and reports areas of concern to the Construction Manager and Campus Manager.

o Appropriately challenges datacenter practices and policies that add unjustified construction costs

o Monitors and evaluates the costs required to sustain ongoing construction oversight and management

o Understands the project and construction schedule and monitors and reports contractor’s progress as compared to schedule

o Communicates potential schedule slippages to the Construction Manager

o Ensures contractor schedule updates are issued as originally agreed

o Commissioning troubleshooting and pre-energization experience preferred

● Construction Safety

o Demonstrates and communicates Meta safety culture and values

o Communicates project related incidents per established protocol

o Ensures safety statistics are been captured and reported correctly

o Participates in contractor safety meetings

o Ensures safety audits are periodically done and action items closed

o Ensures contractors have an approved safety program and case management project before beginning work in the field

o Ensures contractors issue timely incident reports

o Maintains relationships with XFN teams at all levels and ensure safety protocols are followed


Minimum Qualifications

● Bachelor's degree in Construction Management, Civil Engineering, Electrical Engineering, Mechanical Engineering or equivalent degree and/or minimum of seven (7) years professional experience in any combination of construction, operations, maintenance, and project planning.

● Familiarity with retrofit projects in live data centers or other mission critical buildings including the development of Methods of Procedures (MOPs).

● Overall understanding of building systems including mechanical, electrical, and fire protection in a data center environment.

● Knowledge of CPM scheduling practices and familiarity with Primavera P6 software.

● Functional in MS Office products (e.g. Word, Excel, and PowerPoint etc.).


Preferred Qualifications

● Data center design and construction experience.

● Project Manager Professional certification.

● Familiarity with ground-up construction and greenfield site development requirements.

● Knowledge of local US industry standards, building codes and safety standards.


MUST HAVE HARD SKILLS

1) Manager experience with good people skills, working well in a group environment and responding to multiple stakeholders. 2) Work in a General Contracting field -or- in a data center environment or semiconductor fab plant -or- as a commissioning agent for MEP equipment. MEP experience strongly recommended. 3) Understands contracts, change orders, monthly financials, construction schedules.


NICE TO HAVES

1) Data center construction experience. 2) Practical commissioning experience. 3) Managing Telecom or Connectivity scope


This is the pay range that the employer reasonably expects to pay for this position $48.19/hour - $66.71/hour
